George Comfort & Sons Multi-Million Renovation of High Ridge Park Corporate Center Nears Completion

High Ridge Park is a six building, Class-A office complex comprised of 583,000 square feet on 40 acres.

George Comfort & Sons, in partnership with Angelo Gordon’s Core Plus Fund, bought the architecturally distinguished High Ridge Park in 2003, the firm’s first foray into the Connecticut market.

The multi-million renovations include architectural enhancements and the addition of new amenities, including:

*Removal of "clamshell" porte cochere in Building 4
*New façade, lobby renovation, new windows in Buildings 4 & 5
*Plaza renovation in Building 6
*Renovated bathrooms
*Elevator cab modernization in Buildings 4, 5 & 6
*A fully-equipped and refurbished fitness center
*New conference center
*Bright Horizons on-site child care center to open August 2006
*Small art gallery and new sculptures
*Car detailing facility
*Full-service cafeteria with delivery and catering services
*Zoot’s dry cleaning door-to-door delivery service

George Comfort & Sons also upgraded High Ridge Park’s electrical infrastructure to meet the high-tech needs of today’s tenants.

The lifting of the clamshell-shape porte cochere (Building 4) in April 2006 was one of the highlights of the renovation. The architecturally distinct building was originally designed for a roofing company, Ruberoid from New York City. However, American Thread became the first tenant and stayed until the end of the 1980s. Today, the building has been converted to multi-tenant use, and has some of the best views of the pond and landscaped grounds.

New tenants to Stamford’s High Ridge Park include:

*TNS, Building 5, market information firm, relocating summer 2006 from Greenwich, CT (approx. 28,000 square feet)
*Bright Horizons Family Solutions, Building 4, on-site child care center (approx. 10,000 square feet)
*Esselte Corporation, Building 5, office products (approx. 5600 square feet)
*Vision LP, Building 4, financial services headquartered in New York, NY (approx. 6,000 square feet)
*IJS Global, Building 5, export firm (approx. 4,500 square feet)

Long-time tenant Walker Digital, Building 2, an intellectual property firm, recently extended its lease and expanded its space to 15,075 square feet.

Cushman & Wakefield of Connecticut is the Park’s exclusive leasing agent.

The High Ridge Park buildings were designed by renowned architect Victor Bisharat, the oldest of which dates to 1967. The Park served as the nucleus of Stamford’s evolution into a major corporate center. Original tenants at the campus-style complex included Conoco Oil, General Time, Xerox, and General Signal.
